Gas Servicing Programme
Everybody knows gas can be dangerous if it is not used properly. If you smell gas in your home, and think you might have a leak, turn off the supply at the meter, open the doors and windows to ventilate the rooms, and call Transco to report a suspected leak. The number is in the phone book. Make a note of it and keep it to hand, just in case you ever need it. DO NOT use any electrical appliances or turn on, or off, any light switches as this might cause a spark that could ignite gas. Transco are duty bound to attend to any suspected leak within 2 hours.
Even if you cannot smell gas, your appliances could become dangerous, or inefficient, costing you more to run, if they are not serviced every year. In 1994 a law was passed that made it a legal requirement for all landlords to test all gas appliances they provide in the accommodation they let every year to make sure they are safe. At the same time as undertaking the legally required test, Granta also has the appliances serviced to keep them running efficiently.
Granta employs 2 specialist gas contractors to carry out its gas safety tests and servicing every year. If you live in one of Granta's dwellings which has gas supplied, you will be contacted by one of the gas contractors to arrange for them to visit. It is in the interest of the occupier to let the contractor call to do the necessary work as, not only will he/she test the appliances to make sure they are safe, but will also service them to improve reliability and efficiency. It might prevent a gas boiler from breaking down in the middle of winter and the occupier having no heating or hot water whilst new parts are obtained and fitted.
Remember, if ANYBODY calls at your home and asks to be let in to service your gas boiler, or for ANY other reason, DO NOT let them in until you are satisfied they are genuinely from the company they say, and that they are on legitimate business. Take their identity card and call the company to verify their authenticity. They will not mind, if they are genuine.
When the contractor has finished the safety test, he/she will leave a copy of the test certificate with you. If you move house, you MUST be provided with a copy of the safety certificate for your new home, by the landlord, within 2 weeks of moving in.
If the contractor is unable to gain access to a property to carry out the legally required work, he/she will tell Granta's Maintenance Department. They will ask the tenant to provide access times when the contractor may return to do the work. If the contractor still cannot gain access, Granta will seek to gain access by applying for a court injunction.
Any tenants living in Granta accommodation with gas appliances that have not been tested and services within the last year should contact the Maintenance Department to arrange for the work to be done.
