Repairs Responsibilities
Are you a Tenant or a Home owner?
The policies below are for Granta tenants in rented and supported housing schemes. If you are a shared owner, a leaseholder or have some other ownership tenure, please refer to your specific lease or estate manual for guidance on your own repairing responsibilities. Where Granta is still responsible for certain items of maintenance these should then be reported, and will be actioned, as described below.
You may have to pay the Society for the cost of repairing items, damaged by you, members of your family or visitors. For example the cost of replacing locks if you lose your keys, any damage caused deliberately, by neglect or carelessness (such as a blocked sink) or a broken appointment with contractors for which they charge us.
If it is discovered that the cause of a problem reported as an out of hours emergency repair was an item for which the tenant is responsible for maintaining, this cost will also be recharged to the tenant.
Repairs you are responsible for
Tenants have an obligation to maintain the interior of the premises in good tenantable repair and condition. Examples of repairs which the residents are responsible for are as follows:-
- Re-washering taps
- Replacing WC seats and covers
- Repairing damage to bath panels and sealant
- Replacing lost keys
- Replacing fuses/ resetting fuse board switches
- Clearing blocked wc's, sink wastes, bath wastes and washing machine wastes

Appeals against Charged Repairs
If you have a genuine reason for disputing being charged for a repair you can appeal in writing to the Maintenance Manager.
Complaints
If you have any complaints regarding the maintenance service provided by the Society, please follow the Grievance Procedure set out in Chapter 6, page 19 of your Tenants Handbook.
Compensation
If you suffer financial loss directly resulting from an error made by the Maintenance Dept, you are entitled to make a claim to the Maintenance Manager for reimbursement of that loss. Please note that the Society will only consider paying compensation for financial loss where it can be proved to be at fault. It will not pay for damage to furnishings, personal items, etc that have been damaged by, for example, a leak that was caused by fair wear and tear. Residents are strongly recommended to insure the contents of their homes as a precaution against financial loss in the event of a leak or other accidental damage.
